Historic Renters’ Rights Act Adds Urgency to Hull Property Trade Show as Landlord Exodus Accelerates

THE Renters’ Rights Act, which received Royal Assent this week, abolishes Section 21 ‘no fault’ evictions and introduces a raft of new protections for tenants, including the right to request pets, challenge unfair rent increases and access a new Private Rented Sector Ombudsman. While a victory for renters, the legislation adds further pressure on landlords already grappling with compliance deadlines and rising costs.
Recent reports show that a third of landlords have already sold or are actively trying to sell their properties with an estimated 93,000 expected to leave the market this year alone. And, according to new government data released earlier this month, landlords selling up is now the single biggest cause of homelessness in England
The Hull Property Trade Show - already sold out of exhibitor space - takes place in just two weeks’ time and will bring together one of the largest gatherings of property investors, letting agents, developers and service providers ever seen in the city.
Organiser and Member of Hull & Humber Chamber of Commerce Dave Petersen, founder of Citigate North, said:
“We knew this legislation was coming and that’s why the Hull Property Trade Show is such an important event for the city. There is a massive shift in the property sector. Landlords are leaving the market in droves, driven by uncertainty, rising costs and regulatory pressure. But this also creates opportunities, especially for local people who want to invest in Hull and keep the pound circulating in our community.”
The Hull Property Trade Show sponsored by the Hull & Humber Chamber of Commerce will tackle these issues head-on, offering:

Former Superleague rugby player Petersen, who works with investors across the UK, is particularly keen to see more local people step into the gap. Hull-born professional footballer Conor Townsend, who now plays for Ipswich, said:
"I’ve been investing in Hull and the surrounding areas for the past 10 years. Over time, I’ve steadily built up my portfolio and plan to keep growing in the region. There’s been a lot of investment into the city over the years and it’s still offering great value for my business. I think this tradeshow is a great concept. It gives people a chance to explore the opportunities here and hear directly from those with first-hand experience."
“Many of our properties are owned by people outside the region,” continued Petersen. “So we also want to empower local investors to take the lead, to build wealth here, create quality homes here and strengthen our local economy in the process.”
